Required Mortgage Documents

Described below are the basic documents, for each borrower, you need to provide with your mortgage loan application. Additional documents may be required based on your specific situation. Actually, it is better to have as much of these documents assembled and ready before you even talk to a lender -- it will make the loan process a bit smoother. It is ideal that you have these documents in one PDF file. Additional documents may be required during mortgage loan application processing.

Pre-Approval/Application - Purchase
  1. Last two (2) years’ W2s – not needed if self-employed.
  2. Last two (2) pay stubs showing year-to-date earnings (covering 30 days) – not needed if self-employed.
  3. Award letters and most recent check for Social Security, military, retirement, or other benefits, if applicable.
  4. Most recent bank account (saving, checking, etc.) statements for two months – all pages, including blanks.
  5. Most recent investment account (stocks, bonds, mutual funds, etc.) statements for two months – all pages, including blanks.
  6. Most recent retirement account (401K, KEOGH, IRA, SEP/IRA, etc.) statements for two months – all pages, including blanks.
  7. Copy of Social Security Card.
  8. Color copy of Driver’s License (front).

Pre-Approval/Application – Re-finance
  1. Last two (2) years’ W2s – not needed if self-employed.
  2. Last two (2) pay stubs showing year-to-date earnings (covering 30 days) – not needed if self-employed.
  3. Award letters and most recent check for Social Security, military, retirement or other benefits, if applicable.
  4. Most recent bank account (saving, checking, etc.) statements for two months – all pages, including blanks.
  5. Most recent investment account (stocks, bonds, mutual funds, etc.) statements for two months – all pages, including blanks.
  6. Most recent retirement account (401K, KEOGH, IRA, SEP/IRA, etc.) statements for two months – all pages, including blanks.
  7. Copy of Social Security Card.
  8. Color copy of Driver’s License (front.)
  9. Homeowner’s insurance statement/declarations pages.
  10. Homeowner's insurance agent’s name, company and phone number.
  11. Most recent Mortgage statement.
  12. Property Tax statement.
  13. Most recent statements of all home equity loans/line of credits.

If self-employed and/or business owner, then add as appropriate:
  1. Personal tax return for last two years -- 1040 signed in blue ink (all schedules and all pages of IRS 1040, including blanks).
  2. Business tax return for last two years-- 1040 signed in blue ink (all scheduled and all pages of IRS 1040, including blanks.)
  3. Year-to-date Balance Sheet.
  4. Year-to-date Profit and Loss Statement.

If own other real estate property, then add as appropriate for each property owned:
  1. Most recent mortgage statement.
  2. Most recent statements of all home equity loans/line of credits.
  3. Most recent homeowner’s insurance statement/declarations pages.
  4. Copy of lease agreement – if property is rented.
